Carmel Estate Sites Offered at Bankruptcy Auction
Published October 5th, 2008
Tranzon Asset Strategies has announced that 5 approved estate sites will be offered at bankruptcy auction on Friday, October 17, 2008.
“We are excited to bring these remarkable properties to auction,” said Mike Walters, President of Tranzon Asset Strategies. “They are uniquely beautiful properties in a magnificent setting on the California coast.”
Previously valued up to $4,000,000, minimum bids at the auction start at $1,280,000. In addition, one site will sell regardless of price to the highest bidder.
The properties are located in Rocky Creek Ranch in Carmel, a gated community of 10 residential estates, and range in size from approximately 42-77 acres, featuring white water views. With a private gated entrance and private paved road, these sites offer ultimate privacy in a one-of-a-kind, highly desirable setting. Sweeping views of white-water surf, the Big Sur coast and the Ventana Wilderness National Forest are just some of the features of these sites, all of which are located to the ocean-front side. The recorded sites are improved with existing water systems, underground utilities and paved roads. The properties are also zoned for equestrian facilities with numerous hiking and horseback trails through historic redwood groves, legacy oak groves and a seasonal stream.
Much work has been done to gain the necessary approvals, and each recorded building site offers it’s own unique features and possibilities. In addition, one site has already been issued the coastal development permit and grading permits.
“This is a rare opportunity to buy properties of this magnitude at a bankruptcy auction,” said Walters. “These sites must sell, and we are pleased to bring them to market through the auction process.”
